Who can take part?+

Accredited or otherwise qualified investors, acting at their own initiative. Qualification is verified before any file goes further.

What is the minimum ticket?+

Tickets start at $10,000. The minimum is set file by file, with the size of the project.

Where does my money sit?+

In the dedicated company of the project, on its own bank account. One house per company, never mixed.

What do I sign?+

Definitive documents prepared with counsel: the company agreement, a subscription document and an investor questionnaire. The website is information, the documents are the deal.

What are the risks?+

Real estate moves, works can overrun, timelines can slip, and a project can lose money. All investments involve risk, including loss of capital. Each file names its risks in writing.

When are distributions made?+

For a flip, at the sale, following the written order of the file: the lender, then costs, then capital, then the split. For a rental, on the schedule of the file. Timing is a target, not a promise.

Can I follow the works?+

Yes. Monthly reporting with photos and spending against budget, and the site can be visited by appointment.
